Fees & Charges

Some fees may not apply to leases under affordable housing programs. Residents may need to activate and maintain utility services, including but not limited to electricity, water, gas, sewer, trash and internet, per the lease agreement. Additional costs may apply as detailed in the application and/or lease agreement, which can be requested prior to applying.

REQUIRED FEES:
In addition to the monthly rent, these are fees and costs that are required as part of your tenancy with Irvine Company Apartment Communities. Required fees apply to every household as part of the lease process and throughout tenancy. 

Application Fee: $45 (one-time  per applicant)
Holding Deposit: $200 - $600 (applied to Security Deposit)
Security Deposit: $600 - 1 Month’s Rent (one-time, refundable)
Utility Billing Fee: Max. $5.55/month 
Utilities: Usage based/month  

OPTIONAL FEES & CHARGES:
These fees and costs are charged based on your selections. These additional options may vary by community or apartment location, and are subject to availability.

Cat* Deposit: $300 (one-time, refundable)
Cat* Premium: $50/month per cat
Dog* Deposit: $750 (one-time, refundable)
Dog* Premium: $75/month per dog
Extra Parking/Permit: Varies by locaton
Extra Garage: Varies by location
Extra Key/Fob/Remote: Varies by device & location

CONDITIONAL FEES:
These only apply when lease obligations are not met or based on your conduct. They are avoidable and only charged if the condition arises.

Late Fee: $50 per occurance
Vacant Billing Fee: Varies
Returned Check Fee (NSF): $25 per occurance

DEPOSITS & FEES
Cat - $300 per apartment; $50 monthly
premium per cat.

Dog - $750 per apartment; $75 monthly
premium per dog.

BREED RESTRICTIONS:
Pit Bulls, American Staffordshire Terriers, American Bulldogs, Rottweilers, Doberman Pinchers, Wolf-Hybrids and Perro de Presa Canarios or any dog that has the above breeds in their lineage are not allowed at any Irvine Company apartment communities.
